Tenant Advisory

Key aspects of this work include:

  • Assisting tenants in significantly reducing occupancy costs
  • Meetings with landlords and negotiating on behalf of tenants
  • Reviewing and making strategic recommendations on store portfolios
  • Lease re-structuring to deliver key rent savings, together with the opportunity to realise capital, either via landlord contributions or rent free contributions.
  • We previously assisted with a review of New Look’s property portfolio and identified opportunities to aggressively drive costs out of the business. This involved:
    • Exiting under performing stores/markets
    • Re-gearing existing leases, where possible
    • Subletting surplus space accommodation and reconfiguring oversize stores
    • Taking a strategic approach to maximising rent reductions, including rent reviews, lease renewals and lease restructuring.
